Mu Dan fully understands the differences between the property markets of Hong Kong and UK. Our Hong Kong client may not be so aware the current issues and norms of the UK property markets and Mu Dan will be your trusted advisor in avoiding the potential issues which may be easily missed, for example:
a) Buy or Rent option?
Have you passed the “Right to Rent” test? Under the law, landlord are liable “unlimited fine or be sent to prison for renting the property to someone who is not allowed to stay in England”. So don’t blame the landlord for not responding to your enquiry from overseas.
b) House or Apartment?
Have you heard the Grenfell Tower fire? This tragedy accidence on 14 June 2017 claimed 72 lives in North Kensington that changed the industry practice. Now almost all bank lenders will require a new certificate on external wall safety (EWS1) for building mortgage that affect almost 1.3 million properties in UK.
c) Floor Risk
Have you heard the flash flood issue? Some areas and locations in UK are susceptible to the risk of flooding. Flooding will not only damage their property, but it imposes the risk of high premium on the insurance and property value. All potential purchasers should carefully consider whether their dream property is subject to the flooding risk. Checking with the Environment Agency’s flooding history of a property. d) Plant and Tree Risk
Most of the terraced, detached or semi-detached house in UK will come with front or rear garden. Gardening is one of the favourite pastimes in the UK and most of the properties will come with a beautiful garden. Is this really good to you or do you understand the potentially dangerous issues?
Japanese Knotweed
Japanese Knotweed is an invasive plant and very fast growing and it can grow up to 20cm a day. It breaks out brickwork, concrete and damages your property! It is now widely located in all major cities and may be some at your beloved potential garden. Normally bank will NOT provide mortgage to property have infested with Japanese knotweed. It is extremely difficult to eradicate and needs specialist treatment and years to do it. So be mindful about this species when have your property inspection.
Fell a Tree
All trees within UK are protected, the only exceptions which includes the felling of trees located in domestic garden. However if the tree is under the Tree Preservation Order (TPO), tree felling license is needed. Tree felling without license is a criminal offence.
